Tenants Requirements
Deposit
Once you decide to rent a property, you will be required to leave with us a cash deposit equal to one months rental, in the case of a furnished property, we will require a deposit of one month plus one weeks rental.
This money is deposited in our deposit account and will be returned to you as soon as you deliver back to us the property in the same condition as it was in at the commencement of the lease.
For your protection, the money will not be handed to the landlord at any time.
The deposit however, must not be used as a months rental, in particular during the final month of your tenancy, the deposit is to cover cleaning, damage or missing furniture or fittings.
You will be given adequate notice of any dilapidations that we feel need attention, and you will be able to undertake the work yourself, only if you fail to complete the remedial work to our satisfaction, will we utilise the deposit money to complete the work.
The deposit money does not attract any interest for you, whilst being held by us.
Tenancy agreement
We at The Property Rental Co. use the UK ‘s Assured Short hold Tenancy Agreement which gives you the tenant, full rights in accordance with the Housing Act 1986.
You must however be fully conversant with the obligations of the tenancy agreement and be aware that failure to timorously pay the agreed rent will danger your continued occupation of the property.
Rental payment
You are required to pay the rental, monthly in advance, on the same date each month, commencing on the occupation date of the tenancy.
We will require you to pay the rent by way of a standing order direct from your bank into our rental account. If this is not possible, then we must have cleared funds paid to us by the due date.
In the event of a non payment due to Refer to Drawer or insufficient funds, the payment must be made in cash to rectify the situation, and we reserve the right to charge your account with a €30 administration and bank charge.
Your obligations
The tenancy agreement covers all eventualities, however, we simply require that you look after the property and its contents and deliver it back to us in the same condition as it was in when you took up occupation.
We do however take into effect any wear and tear that normally would happen during the time period of your occupancy.
To allow us to control this, we will hand to you a condition report on your property, at the occupation date, please check this in detail and report any discrepancies to our office. This report, together with an inventory if your property is furnished, will form the basis for our exit inspection and be used to consider any dilapidations that we believe you caused.
The tenancy at end date
At the end of your tenancy you will be required to vacate the property on the due date and return the keys to the Property Rental Compay.
If however you wish to extend the lease period and stay on in the property, you must make application to us within two month of the termination date.
Upon receiving your application, we will contact the landlord and obtain his approval, if he agrees, the original lease remains in force and it becomes a month on month tenancy.
Should however, you require a more secure fixed period, then we will draw up a new tenancy agreement for the extended period.
Early termination
You are obliged under the terms of the tenancy agreement to pay rent for the whole period as stated in the tenancy agreement.
If however you need to vacate the property earlier than the full period, please contact us and we will make every endeavour to locate a new tenant to take over your rental liability.
We do not guarantee that this will be possible and you will only be released from your liability and obligations as stated in the tenancy agreement once a new tenant has taken up occupation.
