Gold  -   Full management service.

This service is for the  Landlord that does not want the day to day hassles of controlling the tenancy, more particularly, it will suit the  landlord that wants the security of knowing that their property is being professionally managed throughout the entire tenancy.
The full service includes -

• Property inspection
• Preparation to let, advice
• Marketing brochure page preparation, including multi photos
• Local and international marketing via our professional website
• Accompanied viewings
• Lease preparation and signing
• Condition report preparation.
• Rental collection, net amount transferred to landlord monthly
• Deposit held (one months rental)
• Intermediate property inspection (After three months)
• Exit Inspection
• On going property maintenance and cleaning at cost plus basis.

Initial Finders fee of one months rent, then a fee based on 10% of the total rental received, deducted monthly from the gross rent. The net rental, after deduction of the management fee is paid directly to the Landlords selected bank account within 7 days of its receipt. All maintenance and cleaning will be undertaken only with the Landlords knowledge and approval and will be charged at cost plus 15%. We will however always try to get the best value quote for the required work.For fully furnished properties, it is essential, to protect the Landlord and their possessions, that a full inventory is prepared and agreed with the incoming tenant, Whilst the Gold service includes a condition report, we have to charge an additional fee of 50 Euros per inventory preparation.

Silver  -  Let only service

The Silver service is for the landlord that wants to retain control over the property, simply needing our let only service.
We will therefore locate a suitable tenant, secure the lease contract and install the tenant into the property. At which time we hand over the on going management to the landlord for the remaining period of the lease.
We can still extent this service to include other aspects such as inventory preparation, exit inspections and maintenance if required at cost plus basis.

The Silver Service fee is calculated as a fee equal to one month’s gross rental and is paid to us by the retention of  the first month’s rental received from the tenant.  All further rentals will be paid directly to the Landlord, free of any further management fees.  All maintenance and cleaning will be undertaken only with the Landlords knowledge and approval and will be charged at cost plus 15%. We will however always try to get the best value quote for the required work.
